Overview
All communal and site wide aspects of Sunflower Plains are handled via a maintenance contract between the purchaser of a house and the managers of the site. The details given below have not been finalised but they give the broad spectrum of services and approximate cost. We are of course happy to hear from purchasers of the properties on any services they would like added or removed from the list.
Security
An all year round, 24 hour security guard ensures that all properties are kept under surveillance and all non-owners on the site are monitored. Security also keeps contact details of all owners and will phone should there be any queries regarding the security of the property.
Grounds
All aspect of the maintenance of the grounds are covered in the contract. This includes grass cutting, fence and boundary management, gardening and tree care, paths, play area and pool cleaning.
Pool and Barbeque
A outdoor pool and barbeque area are provided for the use of all purchasers and their guests during the months April to October.
Shop, Cafe and Office
A shop with small outdoor seating area is provided and manned at least from April to October. Possibly a reduced service will also be provided during the winter months. Attached to the shop is a small office which will handle all general enquiries.
Transport and Car/Bike Hire
A on-site minibus service will provide collection from the airport as well as daily trips to beach, golf course and town. At least one taxi will be stationed on-site at all times and we will also organise hire cars and bikes to be delivered on request.
Parking
Parking places are provided along the side of the site nearest to the security booth with direct access to a small side road. We are also looking at the possibility of building a limited number of garages on the opposite side of the road for people who would like to leave a car there when not resident; this may be a paid service.
Rental Service and Property Swap
These two items will probably incur an additional charge depending on the exact nature of the service. The rental service will allow us the option of finding tenants for your property when you are not using it thus providing you with a direct rental income. The service will monitor the arrival and departure of tenants, clean the property and change bedding between tenants and ensure certain stock items are available for the arrival of a guest. The property swap is a club which allows easy exchange of houses with owners in other parts of Bulgaria such as ski resorts, mountain hiking areas or on the more nightlife oriented resorts.
Costing
We anticipate the monthly cost of the maintenance contract to be in the region of £xx. The maintenance charge is designed only to cover the costs of the personnel and services provided and our goal is to keep this to a minimum whilst still adding a quality to the ownership of the property not available when puchasing independent accommodation. |
